Sun Valley Logo

Sun Valley is a premier rental community tucked away in the hills of Morris County. Seventy-five of the one-, two- and three- bedroom apartments at Sun Valley have been dedicated to Florham Park's affordable housing program, and available to income-qualified households.

To become eligible for the low- and moderate- income apartments, please complete and return a Preliminary Application. We will process your application and send you a confirmation within three weeks. When apartments become available, we will contact a limited number of applicants who are on our list for the size and income category of the apartment that will be available. A final application and documentation to verify identity and income will be required and processed at that time. Since final applications are only processed when a specific apartment becomes available, we can not accommodate applicants' choice of floor plan.

Directions to Sun Valley:

From 280 West, take exit 4A to Eisenhower Parkway South. Follow past the Livingston mall to traffic light and turn left onto Columbia Turnpike/South Orange Avenue. Follow to Passaic Avenue and turn right. At the light, bear right onto North Passaic Avenue and we are approximately one mile down on right. From Route 78 West, exit onto Route 24 West, to exit 7A (towards Chatham). Follow exit towards Chatham onto route 124 Main Street. Take Main St. to the third light and make a right onto North Passaic Ave. go for Approx. 1 mile and you will see Sunvalley Plaza on your left. Follow signs to the rental office.
